Privacy, own pool, potential for all inclusive meals, reception access and spa. Horseriding facilities.
Emails not always answered promptly. Very poor internet (we needed for work), Expensive fresh linen ($8 for one towel per person) Laundry far away from house (1-1.5km) Staying for 5 days, they did not provide any extra toilet paper, dishwashing liquid, et. Seemed a waste to have to buy our own for only a few days.

We found the staff to be very friendly and very helpful in every area from the restaurant, horse riding , reception and spa. The apartments were great size for the 4 of us and having a pool per farmhouse grouping was absolutely amazing. There were never more than 4 or 5 families there at any one time so this made our stay more relaxing and enjoyable. The staff made a great cake for our daughter’s birthday so that made her that more special. Our kids loved doing horse riding for the first time and we enjoyed the spa. The kids club was a real bonus and they were buzzing from the cookery course in particular, as well as the pizza party evening. We loved going to the cocktail bar in the evening - cocktails were amazing and so were the nibbles that came with them. We also enjoyed being able to use the bbq at our spats too. All in all a fantastic stay and perfect for us and another family.
All the apartments had different facilities which was difficult e.g not everyone had a microwave. I think you should provide a sponge and some washing up liquid as this is the first place we have stayed that has not provided this basics. It would have been great to have a wider a la carte option at dinner not just the buffet. We did have the steak which was great. The one thing I would say is missing is a little shop that sells the essentials - the one at Hapimag for example. I being able to buy the wine was good and it was very reasonably price but a shop with more would have made a big difference.

Die Unterkunft ist ein wunderschön angelegtes Ressort. Wir hatten eine schöne Wohnung und der Pool war für alle Familienmitglieder ein dickes Plus. Die Mitarbeiter sprachen deutsch und waren sehr serviceorientiert und zuvorkommend. Über WhatsApp konnte man alle Angelegenheiten schnell klären und Leistungen buchen. Abendessen und Frühstück haben wir probiert und waren begeistert. Das Ressort bietet ein tolles Preis-Leistungsverhältnis und ein umfangreiches Angebot für jeden Geschmack. Kinder und Hunde sind dort herzlich willkommen. Der Bistro/Barbereich bietet eine umfangreiche Getränkekarte und eine nette Loungeatmosphäre, so dass man den Abend bei einem netten Drink in der besonderen toskanischen Landschaft zwischen den Weinhängen einläuten kann. Fazit: Es hat uns so gut gefallen, dass wir wiederkommen wollen.
Um ehrlich zu sein, gibt es nichts schlechtes, alles war wie beschrieben. Ich würde nur ein Tip Weitergeben. Nächstes Mal würden wir HP dazubuchen und dann am Haupthaus (Restaurant) eine Wohnung mieten.

Upeat maisemat, hyvin hoidetut ja laadukkaat hevoset, todella hyvät ratsastuksen ohjaajat, ystävällinen henkilökunta, kiva spa. Lapset viihtyivät hyvin miniclubilla, kokkasivat siellä muffinsseja ja pitsaa. Talon uima-allas hyvin hoidettu ja siellä oli kiva viettää aikaa.
Muista ostaa tiskiainetabletteja, vessapaperia ja vettä esimerkiksi Montaionen kylästä, niitä on vain pieni määrä valmiina huoneessa.

It had many activities which we used - played tennis, kids had riding lessons, tried to fish with no luck, kids club, spa. Golf was closed for maintenance. So we had what to do without leaving complex. There are two restaurants in walking distance (one of them belongs to other complex). There were couple walking trails around which we enjoyed following. Staff was very kind and always tried to help. Apartment was clean, kitchen well equipped. I felt safe in surroundings and kids ran around without supervision.
Our apartment was on top floor and had quite small windows so it was darkish inside, it lacked lamps as well. Staff friendly but sometimes a bit lost. At times I felt like first tourist there for years. Activities need to be booked in advance as they get easily fully booked. Waking trails need remarking as there were areas with no clear directions. Car is definitely needed. Taxi is expensive and hard to get.

Nous avons choisi de fêter notre mariage le temps d’un week-end. Le domaine est absolument magnifique, c’est un résumé de la toscane à lui tout seul, avec ses vignes, vallons, cyprès et champs d’oliviers. La vue est à couper le souffle oú que vous vous trouviez. Les logements sont confortables et kids friendly. La cuisine est délicieuse. Tous nos invites ont apprécié leur séjour. Le Staff est attentionné et disponible, et plusieurs personnes parlent un français impeccable. Merci à toute l’équipe pour ce moment inoubliable.

Ogni casato ha una propria piscina pulita, attrezzata con sdraio e ombrelloni e sempre ben tenuta. Alla reception tanta cortesia e professionalità. Appartamenti ben strutturati e spaziosi con ampio spazio anche per mangiare all'aperto e possibilità di usare barbecue. Il maneggio è strutturato molto bene e ben tenuto e i cavalli tenuti in ampi spazi. Il servizio di assistenza per eventuali guasti o necessità è immediato ed eccellente. Per chi ama le passeggiate è questo il posto giusto. Cibo veramente impeccabile e vicinanza a osterie ottime nel servizio e per la qualità del cibo. Posto silenzioso e adatto a chi vuole godere della natura. Adatto sia alle coppie che alle famiglie con figli. Ci torneremo.
Costi elevati per passeggiate a cavallo che necessitano di una preventiva lezione (da pagare) per valutare capacità. Causa Covid alcuni servizi non erano attivi (spa solo attivi massaggi): utilizzo biciclette, racchette tennis, servizio lavanderia, bar , supermercato e ristorazione attiva solo per la cena. Il ''lago'' è SOLO adatto per la pesca sportiva perchè è totalmente privo di banchina o di ''spiaggetta'' per mettere teli mare, con seria difficoltà per accedervi in quanto la strada è ripida e piena di fanghiglia come tutta la zona attorno al lago c'è melma e forte umidità. E' più una palude che un lago.

Propriété immense, en plein campagne, Restaurant très agréable avec du personnel super
mauvais entretien de la propriété, des odeurs d'égout en permanence le personnel d'entretien (ménage + jardin) intervient assez tôt le matin en faisant du bruit avec les portières des voitures - des allers et retours WIFI fonctionne très mal, ou pas du tout mauvais entretien de la piscine, car il y a des algues de partout (ne donne malheureusement pas envie de se baigner) lumière dans la salle de bain insuffisant (il suffit de changer l'ampoule) par contre les murs ne sont pas épais, on entend même la chasse d'eau du voisin
Une propriété si grande et magnifique, un mauvais entretien c'est vraiment dommage les espaces verts sont très mal entretenu, il faudrait former le personnel le buffet du petit dejeuner est pareil chaque jour (nous l'avons pris sur 12 jours), les œufs sont fait à l'ouverture - pas appetisant la piscine manque de l'entretien --> apparence d'algues lors d'une balade au lac, c'est par surprise que nous l'avons trouvé, il manque de la signalisation jamais nous avons vu quelqu'un de la direction passer dans le restaurant le personnel de l'acceuil etant formidable pour tous renseignement malgré nos remarques, nous avons passé des vacances superbes

bon accueil et personnel à l'écoute, épicerie ouverte longtemps et bien achalandée, joli cadre verdoyant et bucolique. Nous avons pu changer d'appartement sans problème à l'arrivée : notre grand-mère ne pouvant pas monter les escaliers de celui prévu.Le spa est charmant, propre et l'accueil y est personnalisé et attentif.
Appartement un peu "spartiate" pour 5 personnes : une seule salle de bain étroite et surtout pas de WC séparés d'où quelques problèmes de "télescopage" le matin entre ceux qui souhaitent utiliser les WC et ceux qui prennent leur douche... Connection internet impossible à l'intérieur de l'appartement : il fallait sortir sur la terrasse !

An inadequate internet description of the property accommodations resulted in booking what we thought was a 3BR/2Bath cottage for 5 adults, but resulted in a 2 BR/1 Bath cottage. We were able to resolve this by accepting the offer of an additonal 1 BR/Bath cottage used for staff. We were also surprised at the number of families with children. We expected this to be more of an adult experience. We also thought this would be more of a working farm where we might be able to participate in some harvesting, etc.
Be more clear on their web site about: 1. Accommodations. 2. Type of agritourismo - Spa/Resort for family vacations. 3. Not a participatory agritourismo.

Close to Pisa, Firenze. Good trainers for those interested in riding.
One has to use a car to go to the office and other facilities, no internet connection (not even GPRS) in some villas. Need a car to go to the supermarket.
It may be really hot and extremely windy in July, making it impossible to dine outdoors. It gets chilly during the night. Don't miss a gardening shop juct across the street from the Real supermarket. This is the only place to buy charcoal.

The view from the hill on which our farmhouse was located was just amazing. We planned to travel a lot, but instead we were just hanging around the swimming pool enjoying this beautiful landscape. Our farmhouse (San Nicola) was newly refurbished in a very stylish way and it was equipped with everything we needed. We definitelly plan to come back.
The internet was not working in our farmhouse even though it was supposed to, but this was just minor issue considering all the positive aspects. You can use the internet at the reception if you need to.
The houses differ in facilities and location, I am sure the staff will advise you more if you enquire. We didn't use any of the additional services offered as we stayed just 3 days, so we can't say anything about this.

Proprete de l'appartement passable (les dessous du lit pas nettoye),qualité du canape lit pour les enfants plus que mediocre ( impossible pour des adultes d'y dormir )
La bouteille de chianti nous a fait plaisir, mais après long voyage sous 35° une bouteille d'eau nous aurait fait plus plaisir. Deux essuies vaisselles par semaine, pas suffissant. Le canape lit dans le sejour,vraiment tres inconfortable.
